Agreement to these terms
By accessing or using frontporchcommunities.com (the "Site"), you agree to these Terms of Service. If you do not agree, please do not use the Site. These terms apply to browsing listings, contacting us, and submitting a tenant application. They do not replace a signed lease; if you rent a home with us, your written rental agreement governs the tenancy.
Who we are

Using the Site
You may use the Site to learn about our rental homes, request information, and apply to lease. You agree to provide accurate information and not to misuse the Site — including by scraping listings at scale, attempting unauthorized access, submitting false application details, or using the Site for unlawful purposes. We may suspend or restrict access if we reasonably believe these terms have been violated.
Listings and availability
Property descriptions, photos, rents, and availability on the Site are for general information and may change without notice. A listing does not guarantee that a home is still available or that you will be approved to rent it. We may update, correct, or remove content at any time. Confirm details with our team before making decisions.
Inquiries and applications
Forms on Contact and Apply are invitations to inquire or apply, not offers to lease. Submitting an application does not create a tenancy. Approval is at our discretion and subject to screening, availability, and applicable law. How we handle personal information is described in our Privacy Policy.
Third-party services
The Site may link to or integrate third-party tools (for example payment or resident portals such as RentCafe Resident, or credit-building services such as Zenbase). Those services are governed by their own terms and privacy policies. We are not responsible for third-party sites or services we do not control.
Intellectual property
Content on the Site — including text, photos, logos, and layout — is owned by Front Porch Communities, Monarch Group, or our licensors. You may view and share pages for personal, non-commercial use related to finding a rental. You may not copy, scrape, or republish Site content for commercial use without our prior written consent.
Disclaimer
The Site is provided on an "as is" and "as available" basis. To the fullest extent permitted by law, we disclaim warranties regarding uninterrupted access, error-free content, or fitness for a particular purpose. Nothing on the Site is legal, financial, or housing advice beyond general rental information.
Limitation of liability
To the fullest extent permitted by applicable law, Front Porch Communities and Monarch Group are not liable for indirect, incidental, or consequential damages arising from your use of the Site or reliance on listing information. Our aggregate liability related to Site use is limited to the greater of CAD $100 or the amount you paid us (if any) specifically to use the Site in the twelve months before the claim. This does not limit rights you may have under a signed lease or under Alberta consumer or tenancy law that cannot be waived.
Governing law
These terms are governed by the laws of the Province of Alberta and the applicable laws of Canada. Courts in Edmonton, Alberta have exclusive jurisdiction over disputes arising from these terms or use of the Site, except where mandatory law provides otherwise.
Updates
We may update these Terms of Service from time to time. The date at the top of this page shows the latest revision. Continued use of the Site after an update means you accept the revised terms. For how we handle personal data, see our Privacy Policy.
